Entrepreneurship in Sveta Nedelja
One of the most significant resources of Sveta Nedelja’s economy are the four working zones determined by spatial and urban documents – Sveta Nedelja, Novaki, Rakitje and Top Kerestinec – while other smaller working zones are distributed throughout the residential areas. Occupancy of the zones ranges between 60 and 70%, which provides the possibility of accommodating many other companies in the town. Urban and spatial development plans are in place for these zones, which will expedite obtaining the required documentation for a quick start for the construction of new business premises.
The largest working zone is Sveta Nedelja, with an area of 120 hectares. It is only half a kilometer away from the Bregana – Zagreb – Lipovac highway (E-70, Croatian route designation A3), which is a part of the 10th pan-European traffic corridor. There is also 10 kilometers of the international railway (M101) in the direction Zagreb – Ljubljana. The junction where the pan-European traffic corridors 10 and 5B intersect, that is, highway E-70 and highways E-65 and E-71 (Croatian route designation A1) is nine kilometers away from the zone. The zone is also 10 kilometers from the center of Zagreb, and five kilometers away from the border with the Republic of Slovenia.
To the east of the town, there is Novaki work zone. It is the second largest work zone. The transport network set up to enable new construction includes county road Ž3063 (Ulica Dr. Franje Tuđmana). The construction of industrial production is planned exclusively in the zones outside of the residential areas – The Rakitje industrial zone, located to the east of the town along the county road Ž3064, and the Top Kerestinec work zone located in the southeastern part of the town.
According to the data from 2017, 795 companies are successfully operating in Sveta Nedelja. They employ 8,829 people, which is almost 1,000 more than the previous year. In 2017, the average net salary of employed people was HRK 5,862. According to unofficial information, the number of companies has risen in the past 2 years to nearly 1,000. At present, there is current information on the average net salary, however it ranges between the average salary at the national level and the average salary in the city of Zagreb, which is about HRK 7,000.
In Sveta Nedelja communal contributions for production, creative industries, the financial sector, culture, education and health have been abolished. Business facilities are also exempt from payment of communal fees in the first year of their operation, and communal fees have been abolished for hotels, camps and apartment complexes. The consumption tax and taxi license fees have also been abolished.
Around the main town square and in the Hoto area, the utility fee is increasing, while in other parts of the town the utility fee is decreasing by 2-30%. Since a large number of buildings have been constructed in the past year, and since large investments have been announced for which a significant increase in the area for which a utility fee is calculated, the loss of revenue will not be significant. The estimated loss of revenue is around 2%. Tax relief has significantly increased the number of new investments and income tax revenues.
The surtax, which was earlier 6%, has now been abolished.
